Brent L. Hensley

Founding Principal/Broker at Net Leased Real Properties

Brent began his career almost 29 years ago with CB Commercial beginning in 1982 as an Agent and specialized in investment properties. In 1984, Brent sold the 456 unit Gold Coast Apartment complex in Vista, representing at the time the largest apartment transaction in San Diego County?s history. Brent was consistently among the “top five” in the San Diego North County office for CB Commercial.

After 10 years as a successful agent for CB Commercial, Brent obtained his California Real Estate Brokers License. He recognized the need for specialization of single tenant, net leased, commercial real estate and created Net Leased Real Properties, Inc. (NLRP) in 1992.

With his comprehensive and particularized solutions, he has successfully consummated investment transactions ranging from apartments, shopping centers, single tenant, net-leased properties, industrial and office buildings; even a mobile home park. Brent consistently represents some of the most active investors of investment property in every state.

Based out of San Diego, California, where nearly 50% of all Single Tenant Net Leased (STNL) buyers originate, Brent has listed and sold properties in most of the 50 states and has completed over 600 transactions with over $1.5 Billion in sales.

Brent L. Hensley lives in Encinitas, California with his wife Pattie. He graduated from San Diego State University with a Bachelor of Science in Business emphasizing Real Estate. Brent is associated with various real estate organizations such as RIAOC, ICSC, and Rho Epsilon Real Estate Fraternity.

Paul J. Bonanno

Principal/Broker at Net Leased Real Properties

Paul Bonanno has been a partner with Net Leased Real Properties for sixteen years. During his time at Net Leased Real Properties, Mr. Bonanno has represented clients in over $750 Million worth of real estate transactions spread over hundreds of escrows. Although approximately 80% of those transactions have been as a Buyer’s representative, Mr. Bonanno’s transactions have included both Buyer and Seller representations in over 30 states. Mr. Bonanno has sold properties tenanted by companies such as Wal-Mart, Winn-Dixie, Walgreen’s, PetsMart, US Bank, Wells Fargo, Barnes & Noble, Jack-In-The Box, Burger King, Carl’s Jr., Taco Bell, McDonald’s, Wyle Labs, DaVita, AutoZone, Staples, Sterling (Jared’s), IHOP, Brinker, Best Buy and more. Mr. Bonanno works with a large network of institutional clients and private investors to find the best positioned properties. Mr. Bonanno has pre-sold numerous build-to-suits, packaged groups of properties for institutional portfolios and has been involved with over 150 sale-leaseback transactions. Mr. Bonanno is well recognized in the market as a single tenant expert and investment advisor who is very knowledgeable with 1031 and 1033 IRC Tax Deferred Exchanges.

Mr. Bonanno also owns and manages Paul J. Bonanno Enterprises, Inc. a growing development firm. PJBE, Inc. has owned and built Industrial and office projects in California, and is currently developing a 12.3 Acre commercial land sub-division in Vero Beach, FL.

Other Awards & Accomplishments: In 2002 and 2003, Mr. Bonanno was the “Top Gun” Salesman for Commercial Net Leased Realty (a $4.5 Billion Real Estate Investments Trust now owned by GE Capital). In addition, Mr. Bonanno has assisted in the development of Depot.com an internet based packaging supply company located in Oceanside, CA.

Prior to NLRP, Mr. Bonanno was an investment consultant for the North County office of CB Commercial in San Diego (Now CB Richard Ellis). While in this position Mr. Bonanno evaluated over $100 Million worth of investment real estate including apartments, industrial and office buildings. Prior to that position, Mr. Bonanno worked as a market researcher at CB, tracking and evaluating market trends. While in this position Mr. Bonanno organized the Investment Available Properties (a system used by all three offices in San Diego), The San Diego County Sub-Market Report (detailed report on the economies in each of the sub-markets in San Diego used by all three offices), and the REO computer program that tracked all of the bank-owned properties in San Diego County from 1990-1993.

Education: Mr. Bonanno is a graduate of the Marshall School of Business at The University of Southern California. At USC Mr. Bonanno minored in Finance/Entrepreneurship. Mr. Bonanno is a member of International Conference of Shopping Centers and Delta Sigma Pi an international business fraternity.

Personal: Mr. Bonanno lives in Encinitas, California with his wife Stacey and their three children Liberty, Skylar and Grayson. They have two dogs, “Duke” & “Dollie” and two horses named Gunner & Ginger. Paul and Stacey are active with North Coast Christian Church, and the San Diego County Disabled Veterans Association. Paul enjoys golf, sport fishing, and snow skiing.

Jeff Ramsay

Investment Sales

Jeff Ramsay began his career in investment real estate at Marcus & Millichap in January 2002, working out of the Seattle branch office. During his two years with Marcus & Millichap, Mr. Ramsay sold both local retail properties and single tenant net leased investments nationwide. Sensing the desirability of the single tenant net leased properties amongst investors, Mr. Ramsay focused his attention on single tenant transactions across the nation. In his time at Marcus & Millichap, Mr. Ramsay was actively involved in over $100 Million in commercial retail property sales. In 2003 Mr. Ramsay moved to Encinitas, California to join Net Leased Real Properties, a boutique firm focused solely on single tenant triple net leased properties. During his time at Net Leased Real Properties, Mr. Ramsay has represented clients in over $250 Million worth of real estate transactions. Mr. Ramsay’s sales have included both Buyer and Seller representations in over 20 states. Mr. Ramsay’s sales resume includes properties with tenants such as CVS, Eckerd, Walgreen’s, PetsMart, Rite Aid, Jack-In-The Box, Sonic Drive-In, Checker’s Drive In, United States Post Office, FedEx, Taco Bell, Chili’s, Citibank, DaVita, Fifth Third Bank, Starbuck’s, Staples, Tires Plus, Best Buy, Tire Kingdom, Qwest Communications, and many more.

Mr. Ramsay is well recognized in the market as a single tenant expert and investment advisor who is well versed in 1031 Tax Deferred Exchanges. Mr. Ramsay has established a nationwide network comprised of large institutional firms, brokerage companies, retail developers, and individual investors. Mr. Ramsay graduated from Colgate University in Hamilton, NY in 1998. At Colgate, Mr. Ramsay received a BA in Political Science. He is a member of the International Conference of Shopping Centers as well as the Association of US Postal Lessors.
